Company ProfilePaul Derry (Entrepreneur, Author, Speaker and Coach) is the owner and sole Director of Alliance Home Solutions. He has become known as "The Real Estate Alchemist" in the Brisbane property circle for his ability to turn dirt to gold. Paul Derry has been an avid investor and entrepreneur since his early teenage years with hobbies such as buying and selling items of value and investing in shares. The following is an account of his property experience including projects both in the form of direct holding and as a joint venture contributor. As an Apprentice Technician on a very lean income in 1990 (age 22), Paul purchased his first Investment Property by way of Joint Venture. It was negative geared house, bought right (ie at a great price in that market) but with the wrong timing for his strategy – negative geared and reliant on Capital gains that have only recently come to fruition! In 1991, he bought a further investment of large vacant land with view of building/developing in the medium – long term (once again, wrong timing for his strategy). Paul subsequently sold both properties for small losses in 1995 and 2000 respectively due to receding house prices but learnt valuable lessons nonetheless. He continued to educate and develop his financial literacy and entrepreneurial mindset during the 1990’s – investing primarily in shares. In 1999, Paul provided JV funding for a 4 townhouse development at Hawthorne to enable the developer to obtain a DA and subsequent funding. Once again, igniting his passion for property, Paul began to investigate the property market and bought 3 residential properties within a month in 2000 (whilst still being employed full time as an Engineer!), going on to project manage their renovation before personally managing them as rentals. Paul started Alliance Home Solutions in 2002, whilst still employed as a full time Professional Engineer in the safety critical industry of Railway Signaling and resigned from his Engineering career in 2003 to work on property projects full time. Paul also worked previously in Oil and Gas exploration and Telecommunications during his time in the professional and technical arena; He managed large critical projects and large teams of people. One significant project in Railway Signaling at Gladstone had been attempted by other Engineers for the past 7 years before Paul took it to completion in 2003 in les than 6 months. It involved the closure of Gladstone Airport and all northern rail lines through Gladstone over a weekend and was the culmination of almost 6 months planning and long negotiation with various authorities. Paul has always been driven to complete complex tasks, seeing them as a challenge and opportunity for self-improvement. His enthusiasm and commitment together with his high level of integrity have won much respect from those that he works with. Paul has been involved in over 40 property projects ranging from renovations (simple tidy ups through to structural repairs) to development sites (Splitters, Dual Occupancy, and Industrial). Paul’s vision of future property activities include substantially increasing his acquisition of units, houses and developments to over 20 deals per annum. He clearly sees that joint venturing will form a major part of his property portfolio as they align with Pauls’ philosophy of generating win/win outcomes for all parties. This typically involves coming in as a stakeholder/JV partner to provide the necessary assistance (funds and/or borrowing capacity) in order to take the project to completion for an appropriate share in the profit and risk. Paul has also been very active with using options for property transactions over the last few years and will also increase activities around these. Paul is currently involved in various development projects on a Joint Venture basis including the development of a Storage Shed facilty in the Toowoomba area and by way of call options in various Developments. Paul currently holds significant interests in various asset classes including property, businesses and shares through direct holdings, Joint Ventures, Partnership agreements, Equity Shares and Options. Together with his wife Angela and the AHS team, Paul intends to take advantage of the current market conditions to secure and manage significantly more stock this year.
